If the deck is pressure treated wood it is recommend to wait for a period of time before doing anything to it,ask builder or supplier what type of pressure treated wood you have, normally 6 months.if older and dirty, pressure wash you can rent cheap,try test spot first.let dry completely. I would not paint,paint can %26amp;will chip%26amp;peel because of weather exspanding%26amp; shrinking the wood...I would use a good stain it will penatrate the wood ,you can also use what is known as solid stains ,(ask to look at samples before choosing) asfar as sealents use a U.V protection sealent this will help with sun damage.remember you can paint over stain,but you can't stain over paint ... most paint stores will help you .hope you enjoy your new deck !!!We have a new deck ! what do i need to do before i stain or paint it, %26amp;which is better?
Clean it and stain it, make sure it is totally dry. I have found paint chips,peels and is very hard to strip if you change your mind down the road. Make sure it is clean and dry, then stain it. I do NOT recommend painting it. After the stain is dry, apply a sealer such as Thompson's Water Seal.

If you want a color change, then stain. After it dries use a water sealer, which is usually good for 2-3 years b/4 you have to repeat.
